Cabins, condo style

Some people evidently like cabins condo style.

In Belgrade Lakes Village, the Windover condominium project has been built adjacent to Great Pond. The cabins (condos) are separate but when all are built and sold the (16) owners will own the property in its entirety.

Most cabins are not on the pond (really a lake). But they have shared access to the lake, and other activities.

Prices for a cabin would range from $359,000 to $379,000. Most units are 1,600 square feet, and there will be 16 such cabins. (Prices recently came down, and the cabin above would be about $359,000. It is not on the water, as one might deduce).

Condo fees are about $870 per year.

The drive to get to Windover is great. You pass several of the Belgrade lakes, then drive through a horse farm (no kidding) to get to your unit.

Your Scribe usually writes about "reasonably priced" cabins. This is not in that category, though I am sure there are some who can afford it.

There's not much wilderness to be had, since cabins are pretty close together.

So you had better like your neighbors.

Dyke - This is not a new concept in the Belgrade Lakes area, or even throughout Maine. Starting in I think the 1970s, many of the old sporting camps or family housekeeping camps were sold off to individual owners under condominium regimes. In some cases, it had to be done that way to satisfy the minimum water frontage requirements under the Shoreland Zoning laws. Many long-time renters bought these cabins, and continued to enjoy the same sense of community, but as owners. The usual legal arrangement is that the owner owns their "unit" - which consists of the cabin and a lot surrounding it - 60x100 might be a typical size - plus an undivided interest in all of the common property, including the shorefront. My cabin is part of a condominium association; the 11 units share 15 acres, with 1200 feet of frontage on Long Pond, and we all have the deeded right to maintain our own dock on the lake frontage in front of our cabins (Most of the cabins are set back about 40 feet from the lake). There are some common facilities including a community dock/swimming area; a fish cleaning house, and a recreation area. It is definitely an arrangement for people who enjoy having neighbors, rather than their own private domain.
